Landlords must have every gas appliance, fitting and flue in a rented home checked once a year by a Gas Safe registered engineer, and give tenants a copy of the record. Andrew carries out the inspection, completes the paperwork and tells you plainly if anything needs work.
What gets checked
Each appliance is tested for safe operation, including the boiler, the gas hob or cooker and any gas fire. He checks the pipework is gas tight, the burner pressure, that the flue is drawing properly, and that each appliance has the ventilation it needs.
If something fails
An appliance that is unsafe is noted on the certificate and, if it is dangerous, turned off until it is fixed. You get a clear explanation and a price for the repair, whether that is a boiler repair or work on a cooker or fire. Booking the annual boiler service for the same day saves your tenants a second visit.
